The obvious giveaway is the fact that a dodgy builder will knock on your door. A good, reliable, and reputable builder has enough work and will not need to cold call.
Look out for these tell tale signs of disreputable builders.
- Check their appearance and their vehicles! – The van will more than likely be unmarked with no company name and he will not look smart either.
- Quick building quote which is usually very cheap without fully looking at the work that is required to be done.
- Failure to commit to a schedule
- Will never agree to sign anything or give you a receipt.
- Requesting payment up- front and in cash, never agree to paying up front , usually 10% payment is all that is required.
How to beat the Cowboy Builders
- Obtain a work specification in writing.
- Look for recommendation from friends family or someone working within the construction industry such as an architect.
- Check out consumer organisations such as ‘Trustmark’ however some builders may not be a member of a private federation and this does not always mean they are “Cowboy Builders” nor does using an official member guarantee that you’ll get a quality job done.
